Not every garden makeover starts with demolition. Manor Crescent started with nothing at all — a completely blank canvas of bare new-build soil, and one very awkward access route.
Before We Started
The homeowners wanted to finally bring their back garden to life: a clean new patio, fresh turf, and flower beds that added structure without feeling overdone. It wasn’t a small job. Everything — every tonne of material, every barrow of soil and waste — had to go through the house and through the client’s kitchen extension. There was no side access and no room for machinery. Ten tonnes of materials, soil and waste moved entirely by hand, through narrow hallways and doorways, with not a single scuff on the client’s new kitchen floor.
The Plan
Because the garden was landlocked, access was the defining constraint on the whole project — but the soil itself was good, drainage wasn’t a fight, and the clients were easy to work with, trusting our suggestions on layout from the first conversation. We designed a space that felt open, balanced and genuinely low-maintenance: somewhere built for relaxing and entertaining, with a neat finish that wouldn’t demand constant upkeep.
The plan came to three elements: a 40m² porcelain patio for a modern, clean-edged terrace; a 60m² lawn of fresh turf for the classic lush look a new-build garden usually lacks; and flower bed borders to soften the fence lines and bring some life to the boundaries.
The Work
Every stage started with clearing and levelling the space by hand — digging out and barrowing material through the tight access route, load after load through the kitchen extension. Once the groundwork was ready, we laid a solid sub-base and weed membrane for stability, then set the porcelain tiles: modern, laser-straight, each slab jointed tight for a seamless finish.
Turf came last, rolled out level and trimmed clean along the new borders, finished with the kind of bold mower stripes that make a new lawn look properly established from day one rather than freshly unrolled.
The Result
What was a plain patch of new-build soil is now a modern garden retreat — clean lines, bright green turf, and smooth porcelain catching the light. The clients told us it finally feels like a proper extension of the house: somewhere they can open the doors and step straight into a finished, usable space, rather than a construction site waiting for someone to get round to it.
Manor Crescent is a good reminder that access constraints don’t have to compromise the finished garden — they just mean more careful planning, and in this case, a lot more wheelbarrow trips than usual.
Landlocked new-build gardens like this one are more common than most homeowners expect, particularly on modern estates where plots are built close together and side access is sacrificed for extra internal floor space. The practical impact falls entirely on the build stage rather than the finished design — every tonne of material still has to arrive, and every barrow of spoil still has to leave, through whatever route the house allows. Planning that route properly before work starts, including protecting floors and doorways the whole way through, is what keeps a project like this on schedule and off the client’s new kitchen tiles.
